I think you would be much better off with a full serviceRealtor for a number of reasons. A full service Realtor will market your home on their web site which channels out to all the big name pages such as google, trulia, zillow, yahoo, etc. The most important thing to remember when trying to sell your home as a FSBO is that most buyers are not willing to take the chance of purchasing a home without the protection of a Realtor and the company the Realtor represents. They want the protection and guidance. There's is a lot to be said for the protection you would receive as a seller as well. So much can happen during these complicated transactions that it only makes sense to hire someone who knows the ropes, is involved in such transactions every day, who can check the prospective buyer for loan approval, and who can guide you through the process with as little interruption to your daily life as possible. Remember, Steve, you get what you pay for. Regardless of what you may have heard, flat fee services do not market and promote your home to the fullest extent. Realtors spend major money promoting your home and marketing on their web sites. It's true that you can advertise on Craigslist, Zillow and many others yourself, but no doubt you will learn very quickly that the response is low, there will be some "Looky Lous" who take up your personal time to come over and hang out, not to mention phone calls and, most importantly, the risk you may be placing your home in when showing to outsiders. Sorry Steve, I don't do Flat Fee, I only do Full Service. I also live in Union and sell a lot of properties in the area. However I don't chage my fee until there is a closing and most of the Flat Fee charges up front with reduced service. Most Flat Fee charge their Fee + 3% co-op to the selling agent anyway. With our commission structure, in your price range and by taking advantage of a couple discounts, you can get by paying the same or less than a Flat Fee. And, you only pay at the closing when you have a guaranteed result, not up front on a prayer.

FIRST ANSWER

Drop the price below market, dump the realtors, use craigslist, yahoo, et al.

No realtor is going to be as serious as you are about selling your home.
