Are there For Sale by Owner sites that are recommended w/o $ upfront?
Can sellers recommend quality For Sale By Owner agencies that only get paid when the house sells? I prefer to show my house myself, after having it listed twice with traditional real estate agents and losing out on two different sales.

I recommend you read this article before showing your house yourself. Just scanning thru these older questions and I see this original poster did not return. Did she find an answer here, I wonder? Wondering why those two sales fell thru. If it was because of unqualified buyers, it would probably be the fault of the agent. Can't think of other reasons. The OP says two separate agents brought her customers who went on to some undisclosed point but the deals fell thru. At this point I have come to my own conclusions, but I wish I knew more.

All real estate agents only get paid when your home sells. All other non-agency entities want money up front. I'd be interested to hear about your experiences with the traditional real estate agents. Unfortunately, there are a few agents out there that many of us would prefer were not in the business. That make it difficult for the rest of us, who focus on customer service, to to follow up. But I don't know of any non-agency companies that do not charge an upfront fee. It's good that you porefer to show your own home; who else knows it better then you. But the agents job is to bring qualified buyers to see your home...that is where the largest effort is spent in marketing any home. Nancy.. If you want to sell yourself I would try Craigslist (free) and I would set up a website with your homes address ex: ..1234my house @myhouse.com... it will cost you but at least you will get some internet exposure.. oveer 80% of people searching for a home start on the internet

The only thing I can think of that sounds close to what you are seeking would be to put your home on zillow as a FSBO, the downside is that your home is only visible to people searching on that site. Which is also the same problem you have when selecting a non MLS company... as realtor.com gets it's homes from the MLS databases, and most affilliate real estate sites get thier homes from realtor.com With so many homes now available, 3 times as many as 3 years ago, and the number of homes being sold is down 30% it is almost financial suicide to not allow your home to be on the MLS. I can certainly appreciate your desire to save money, and I can only urge you to take your time if you are going to select some form of Discount, MLS ONLY or FSBO broker...as the business models are typically based on getting paid regardless of results. Read thier contracts thoroughly and determine what's included, what costs extra, where and how your home is advertised, how long you are under contract and if you are offering co-operation with brokers what % is being offered. If you don't mind me asking, you say you lost out on 2 sales....what was the reason? Inspection, qualification, appraisal, cold feet?.....There may be pro-active steps to take to ensure it does not happen again. Fri May 25 2007, 03:27

In many markets, Craigslist is a great place to list properties. It is not, however, a FSBO site as such, so you'd be completely on your own. Best of luck, and sorry to hear that you had a bad experience with two traditional real estate agents.

Nancy: I'm not familiar with any companies offering that model. MLS-only companies charge an upfront fee, as do other listing sites. You might want to see if there are any agents willing to list your home on an esxclusive agency basis, which would allow you the option of selling the home yourself and pay perhaps a one percent fee for handling the transaction at the close of escrow. If you still want to go solo on the sale of your home, you will want to provide as much market exposure as possible.

While i would still recommend you find a qualified agent, you can always list your home on craigslist.org, zillow.com. Or other classifieds / industry sites.

I think your conundrum is an interesting one. You want to pay for performance but you want to pay a discounted rate. You might consider marketing the home yourself and incurring the advertising expenses. Try this site:

Personally, I do not know of any "by owner" agencies that get paid when the house sells. An agent is willing to work on that premise and risk not getting paid if the home does not sell, but 'by owner' sites do not work like that to my knowledge. There are lots of real estate business models out there, so maybe what you are looking for does exist. I just am not aware of it.
