Are energy saving features in a home a selling point for buyers?

Not so far! I work with many buyer's, it's still all about location and curb appeal. If the home meets their requirements; bedrooms, baths, sq ft, school system, condition, location and price...these are the primary issues. If they see value (and you have to educate them), they will step up and write an offer. I've yet to meet a buyer that lists "Green" as a primary requirement.

This is just my experience with the buyer's currently in the market.

Most buyers will not primarily base their decision to buy a home based on energy saving features. If a home does have then the agent needs to point out the benefits of those features. Money talks and pointing out the benefit of low utility bills (even stating the low amount you have paid in he past) is a benefit people can relate to. Bottom line, point out the features and how exactly each feature will benefit the buyer. Tie these benefits to specific monetary savings if possible.

A small minority of buyers may care about energy efficient homes..........most want updates like new kitchens and bathrooms - that are pretty!

I agree with Bill and Brett. The clients are more interested in getting a "good deal". Hopefully, energy saving features will be more of a selling feature in the days to come.

Yes, anything can be called a selling point.
That being said, it's been my experience that that is the last thing a buyer would think about.
Here is my top 5 buyer concerns
1. Price
2. Location
3. Layout
4. Condition
5. Kitchen

Based on what my buyers ask for - no. But it is a nice selling point but not a deal breaker.

Hi Pro,
None of the buyers I have worked with have specifically asked about this, however, one of my more recent sales had the "green" issues included, and it was a nice addition. The buyer bragged to his friends about that feature. Perhaps in the future it will be more desired by buyers.

In certain communities, "GREEN" or energy efficient homes are highly valued and will fetch a premium for green features. In my area, Santa Monica is one of those communities. Other areas, not so much. It depends on the particular buyer.
My recommendation to a homeowner who considers using "green" features in a home? Do it to reflect your own values, because it's the responsible thing to do, and for the tax credits to which you can avail yourself. You can't count on the potential buyer valuing it as much as you do.

I'll have to chime in with the consensus. Seems like folks are only interested in the bottom line. There is some energy efficient mortgage (EEM) programs out there that will loan on EE upgrades, however, if that really hits your hot button.

We are A Real Estate Broker, general contractor and investor and specialize in distressed property foreclosure, short sale, probate rehab projects and would be happy to discuss incorporating EE upgrades into any of our projects. We pay cash for homes, condos and Manufactured homes.

Our homes are on board! We build 100% Energy Star homes. Our homes are 30 % + more efficient than what is required by the 2006 IRC. The clients we have are some of the best advertisment we can get, they compare energy bills monthly & chat it up when poteinal clients visit our homes.
