I am not motivated by an incentive offered from the seller to the selling agent. I show homes that meet my client’s needs and wants. It is my responsibility to help them find the right home. When I do that, I get paid from the seller at closing and that is a win-win for everyone involved!
Well I'm getting all rolling! have the place in the right location! with all nice amenities got me here in the first place; beautiful house, great neighborhood, super schools, stress free country living close to town...and sweet incentive for agent, buyer money assistance for closing...and open to get offers!! what else?...uhhmm patience from now-on!! Many builders provide cash incentives to agents, it all depends on agent and their business.
In some instances it might attract more agents.

Patric, nicely addressed! I agreed buyers are all into the internet now more than ever and with so many beautiful opportunities around everything is about right place, price and time...and not giving up hope and enthusiasm.
Al these good advices and motivation will give results sooner or later. :-)
Rod, I agree with Patrick, Bill and all the others who have responded with concentrate on Price & appeal.
My take on it is when you hire your Agent it was at that time you worked out/negotiated your financial arrangement as every person Buying and selling have. If you feel the Agent is not motivated as a Selling Agent then they have not kept their end of the bargain. A Buyers Agent wants their clients to Buy of there is no paycheck..
In other words as a Seller YOU want the Buyer to be interested because if they are you can bet the Agents is going to show the property and as a Buyer you want a Deal over a bonus for your Agent.
I have yet seen or heard of a Buyer saying let's look at that place they are offering incentives to the Agent or a Seller say I didn't have to improve my home or lower the Price I just had to pay the Agent more...
In this Market Price is King no matter what the Location or what financial arrangement you have when you Hire the Services of an Agent. (Assuming you take the time to find and Hire the Services of a Good Agent in the first place)

Many buyers start their search by way of the internet. An incentive to the buying agent won't show up there so the enticement should be directed at the buyer by way of price, an offer to pay closing costs etc. Grab the attention of the buyer, they are the ones who are going to making the decisions what they will buy.
An incentive to the agent is a nice perk if that happens to be the house the buyer chooses, but the buyer is not going to choose it just because the agent will make a few extra bucks on the deal. If my buyer is looking at an X bedroom X bath home at $XXX,XXX then if the house meets that criteria it will come up in the search anyway so putting the incentive towards the agent really isn't the best use of that money.
I don't know of many agents that will show a house to a buyer that does not meet the criteria the buyer is looking for just because it offers a higher payout to the agent. There may be some agents that will, but that agent is not working in the best interest of the buyer. There are plenty of houses to choose from before having to go outside the box with houses that don't meet the buyers wants and needs. Aim any incentive to the buyer.
By the way Rod. I read your blog. Hang in there you have only been on for a few weeks. The house that sold quickly may just have been the right time right place kind of situation. You also are in competition with Lakewood. There are between 25 and 30 homes in your price range and are similar to your house. If other homes in your area are selling around you, then sit down and talk it over with your agent to see what needs to be done. Good Luck

Today's market is a most challenging one....one in which a homes price, appeal, and visibility play a much more active role in selling the property than an agent's level motivation.
If you have cash that you are willing to throw at the transaction we recommend using it to decrease the price of the property of making necessary upgrades that will increase the property's appeal.
have to agree with all, good price (always negotiable), location, location, location, great showing and a sweet incentive for buyer and agent so all walk away happy !!
I agree with the answers already posted. Would an agent love to receive your cash bonus? yes. Are they the ones buying the property? no. The day's that an agent could 'sell' a property are long gone. With the internet the buyers are educated, savvy, busines people. If the numbers don't work they move on to the next property. And in these times, there is a lot of inventory for them to choose from. Price your property correctly and then offer a buyer bonus, i.e. offer to pay x% of their closing costs etc. That should get you offers...

I agree with both of the answers already given, but thought I'd add a little bit more. I don't believe that an agent incentive would help sell a home any faster. If you want to sell your home quickly or in a reasonable amount of time you need to make sure it is priced to sell and shows well. If you can accomplish both of those then you won't need any kind of incentive.

There is a very simple answer to this. A buyers agent will work with a buyer to find the right property for them & must always have the buyer's best interest in mind. A buyer will purchase a home based on the merits of that home & the compensation is not relevent as long as it meets the terms of the buyers agreement.

I think they question you're asking here is "will offering a cash bonus (or incentive) to the buyer's agent help sell a property?"
Personally, as an agent, I don't show properties that offer a cash bonus, any more or any less than any other properties. I believe in offering incentives to the people who count... the buyers. The best incentive you can offer them is a reduction in the purchase price. Or you can offer closing cost assistance.
