simple answer -PRICE IT RIGHT and it will sell.
whether you live n a flood zone,are a fixer upper or have a show home it always comes down to price.
keep this in mind -if your house is on the market and is not selling
houses sell-sellers don't
i can give you stats, a comparable price analysis and all the relevant info you need. but i'll be truthful and direct.
if you can stand the truth and are serious then please call because there are loads of buyers out there with no home sale contigencies and a potential $8000 tax credit ready to buy a home.

Following up with current data.
As of 03/02, the time it takes for a home to go under contract (DOM or Days On Market) in Middlesex County is 83 days (residential single family).

You can sell for yourself if you would be happy to hold consecutive open houses and pround to show your home, otherwise, you may get a realtor who are top SELLING realtors in Piscataway in 2007, noted NOT LISTING agent. Why? Piscataway sold closed to 500 homes in just 2007, and Middlesex is right next to Piscataway, across the railroad, and many families relocating to the area may find geographically similar, and you will have access to hundreds of prospective buyers moving to the area.

Middlesex just built a brand new state of the arts of the Police Station along Mountain Ave where it was so clean saw not even a trash. The area must be very safe. Besides, the brand new Farmers Market 28 seemed to be run by Chinese, Korean, ...etc, so there shall be many Asian families moving into the area from Queens NYC.

Just curious, after you sold your home at Middlesex NJ, where are you going to move up to bigger home? I know many families bought home at Middlesex from rental apartments in Piscataway such as Ridgedale, but many also sold their homes in Middlesex and buy bigger homes at Piscataway.

My friend's 9th grade son told me that his Grandview Elementary School K-3 classmates and Arbor 4-5 together later family moved to Middlesex townhouse, so he went to Schor Middle school for 6-8 but his friend went to Middlesex middle school. Now his friend's parent rented out that townhouse and bought a bigger house at Piscataway near McDonald, so they are classmates again at Piscataway High School.

If your home can walk to NYC BUS such as NJ Transit 114 that runs along Rt 28, the Bound Brook Ave to Port Authority in NYC, than it could be just over a weekend or two as you can see in NJ Transit Bus map.

If the home under $450,000 would be more affordable by first time buyer and will sell within a few weeks if you know where are your prospective buyers. Your buyers are coming from Greater Jersey City area who needs nyc train station or nyc bus to commute to the city.
