Any tips on selling in Hilliard?

My wife and I have our home listed with an agent and are looking to sell ASAP. We are currently offering a $2,000 Buyers Agent Bonus. Aside from dropping the price drastically is there anything else we can do to increase our showings and chances to sell? Thanks.

If the real estate market in Hilliard is anything like the real estate market in Southern Maryland (and it probably is ...or maybe worse), please listen carefully. Your agent can spend thousands of dollars on advertising, have an open house every day or the week, promote your property to every agent with a buyer in the entire state .... but even all of this effort is a waste of time and money.

The only way to sell your home asap is to price your home correctly. There are many more sellers than buyers, hence the term "A Buyer's Market " With so many homes available, make certain you tell your realtor that you want your home to be " WITHOUT QUESTION ... THE BEST HOME IN THE NEIGHBORHOOD, FOR THE LEAST MONEY. Price and price alone will sell your home. If it's well maintained, in a desirable location, and without question ...the best home in the neighborhood, for the least money, your home should sell in 30 days.

Adam hope I have the buyer,If its priced right,is one thing,should of been on my Hilliard tour every Monday we meet.Open house,etc...It should always be clean and clear of any clutter,ready to show,if you have pet odors,get rid of the smell.Without seeing your home,thats about all I can say.These are basics your listing agent should be telling you?

I am going to reduce to $189K immediately and leave the $2K Bonus on there through the end of the month. That's what we originally said and even though I am going down on price I don't want to go back on my word on the bonus. Thanks again.

It sounds as though your true sale price is closer to the $189,000 mark, than the $199,000 you've been sitting at. And based on my prior post, a $10,000 difference, in Hilliard, is enough to slow down buyers in your area.

Why wait 'till the end of the month? Cancel the buyer's agent bonus NOW (they're rarely effective), and reduce to $189,000 now while the spring market is still moving.

Who knows, there could be a buyer out there now, looking for your exact home, but the price is keeping them away. A month from now, when their agent sends they your newly reduced listing, they'll say to themselves "we didn't like it... " And they won't remember that the "Thing" they didn't like about your house, was the price!

Thanks for your responses. We had our house on the market for $205K in the fall and had numerous (10+)showings. We took it off over the holidays and put it back on (3/1) at $199K and nothing. A house similar to mine sold for $186K about a month ago. The biggest difference is that we have a wooded lot and theirs backed up to another house which is why ours was priced slightly higher. I think we will drop to $189K and let the bonus expire at the end of the month and see what happens. Thanks again.

How many homes, like yours, have sold in the time YOURs has been on the market?
Buyers want Value.
So what is Value?
Those are the features that your homes has. It is up to the Realtor to expose those features to the market.
The truth is that a well priced home will net closest to asking price during the first 30 days on the market. So if you are not getting showings, look at your competition. Hanging on for YOUR price is not the way to go.

When my sister, who lived in Hilliard, sold her house several years ago, I was surprised by how important it was to have the home priced precisely. Homes in Hilliard seemed to sell within only a few thousand dollars of list price, and if you weren't priced properly... buyers would NOT make lowball offers, so those overpriced (sometimes only by $5,000 or so) homes, sat on the market for lengthy terms.

I was used to homes in the Chicago area (where I work) selling for 90-96% of their listed price, and people made lowball offers with some frequency. But apparently not in Hilliard.

So, I guess my "tip" would be, especially in today's market... price it with laser precision.

FIRST ANSWER
Be certain you have the home in the best condition possible. That is attractive from the street and the pictures of the home on the MLS and the internet are current and well taken photos. Take away the agent bonus and lower your price again. You are trying to attact a buyer. Buyers sometimes are turned off by agent bonuses. I never show a home due to a bonus offer. I show the home if it is priced well and my buyer wants to see the home. There is a real difference in the service and marketing you recieve from the agents in our area.
