Based on closed averages it is 4% off the list price. Hopefully you mean the list to sales price ratio which is what I've given you. I also have a 3BR 2BA listed and we have come down in price because of all our competition. My particular unit has 20 others on the market to compare it with which is very disheartening. It has a great location and in good condition. Buyers just have a lot to choose from at this time. Price your home below what it should be, and keep it in above average condition. Buyers don't want to do ANY work - zero. So if you have wallpaper - get rid of it. Needs paint - better paint it. Only 10% of all homes on the market go under contract every month - so why should a buyer pay attention to yours? Make it the best value all the way around!

A detailed comparable analysis study will tell you the probable sale price.
