Any thoughts on current sale vs list price for 3bdr units?

Hi, I have a home that has been listed for almost a year with no offers. I want to be as aggressive as possible, but want to know how much room do I have to play with. Any idea on current sales vs list prices? This is a 3bdr/2ba coach home, one level with 1car garage. Thanks in advance!

The only way to get your unit sold is to find out the most recent sales in your subdivision and price your unit accordingly.

Please tell me about your home: asking price? updates? address? view? flooring? condition?

I have lived and worked full-time as a TOP Realtor in Schaumburg for the past 30 years. Since I know the area so well, I would be happy to take a look at your situation and give you my professional advice. I currently have a 2 bedroon, 2 bath unit for sale. We have had 34 showings in the first month for sale, and we have had two buyers come back for second showings. We should get an offer any day now!

Last month I closed on a 3 bedroom, 2 bath unit in Schaumburg that I sold in less than one month, after another Realtor had had it on the market for a YEAR!

Based on closed averages it is 4% off the list price. Hopefully you mean the list to sales price ratio which is what I've given you. I also have a 3BR 2BA listed and we have come down in price because of all our competition. My particular unit has 20 others on the market to compare it with which is very disheartening. It has a great location and in good condition. Buyers just have a lot to choose from at this time. Price your home below what it should be, and keep it in above average condition. Buyers don't want to do ANY work - zero. So if you have wallpaper - get rid of it. Needs paint - better paint it. Only 10% of all homes on the market go under contract every month - so why should a buyer pay attention to yours? Make it the best value all the way around!

I would set the list price $3000 above the sale price.
A detailed comparable analysis study will tell you the probable sale price.
