I've been showing property in Ashland to a very knowleagel and qualified buyer. One thing I have noticed is that some properties in Ashland are listed above the average price per s.f for the area. Some have a great view but small sq. footage. Don't be affraid to make an offer using SOLD comps in the area. You will find many homes in Ashland have been on the market for sooooo long they are selling well below the asking price. And if a broker questions your offer show them the SOLD comps and the days on the market. Good Luck.

We are in a recession if not a depression.
I don't care if it is Ashland or Manhattan. Nobody in their right mind should pay $236.05. I bet there are dozens of pending foreclosures in that town and you would never want to pay this much in a market like this. Not unless your made out of money.

Cost per square foot in the railroad district is not a fair way to look at properties there.
Ashland is a very house by house, area by area town. Houses in the railroad district have been charging a premium because it is level, and walkable to town.
The house you are thinking of is very nice, and new on the market.
There is a place on Emerick that is 1795 square feet, very nice..and priced at $415,000.
What I recommend it finding an Ashland Realtor....look at the houses....run specific CMA's that take into account location...and go from there. If the place for $485,000 is worth that to you...then see what kind of a deal can be made on it.
However, all of that said....the appraisal would be pretty challenging.

In completing a market analysis it seems the average price per sq. ft of properties listed is $236.05. That does not mean that all the properties are great comparables as there are 53 properties on the market in the Ashland area that are close... and they range from $188,750 to this one at $485,000. It is definitely at the top of the market in price!
