Adverse Hostile Possession

In September 2000 I found a property that no one has paid taxes on.
I have filed application with the county, they inturn filed with the state.
I surveyed, fenced, posted and recorded a quite claim deed to myself.
The County has sent and I have paid the property taxes since 2000.
I would now like to sell this property, and have a buyer.
A local title company wants me to hire a attorney and bring it before a judge.
Attorney, Judge, and title insurance or just quitclaim the property?

FIRST ANSWER

Steve your best bet is to get a R.E Attorney to help you, its not that simple, the title could be cloudy and it may be challenged latter.
In the state of Florida it is not advisable for an Agent to give opinion on title.
Get an Attorney.
