Advantages & Disadvantages of selling your home furnished (while you are still living in the home) or empty?
And if the house is in a good selling market area, would furnished or empty home matter?

Well, here's the deal -if the home is furnished nicely, with neutral tones and neat, then it is most definitely a plus to sell it while furnished. Furniture makes rooms look larger - you get a better depth preception, and buyers can see or get the idea of various layouts. They can see, and not have to imagine, how their king size bed will (or won't) fit!

Now, on the opposite end of that..........is if the house is NOT furnished nicely----------if it is too cluttered, or has a mismatched color scheme.....or worn looking furniture.........then removing the furniture might be more productive.

If you do move out while the home is on the market.........be prepared to touch up areas where flaws are readily seen.
For example, if there is w/w carpeting..and you then move out the sofas and chairs...........you will see imprints..................removing paitings will show where the paint has faded.......scuff and marks on floors and walls will be more obvious without furniture as a distraction.

Bottom line...you will need to be the judge...........I have listed homes in which I hoped they would soon be vacant...........and others that were totally enhanced by the decor in place had their value increased.
I think it's the same in a good market or bad.........as .many buyers might not have good imaginations......a little help goes a long way!
