Kitchen is always the best impact for the money. For getting value adding a pool usually adds and immediate 30K in value as well

Updating your kitchen, master bath, & other bathrooms will help update your house & please buyers. Also a new coat of paint inside & out, using neutral colors gives your home a fresher look. Yes, kitchen and bath (particularly the master bath if the home has one) remodels and updates are what pleases buyers most but old heating systems, older windows, and roofs are also something to consider when it comes to re-sale value.

2011-2012 "Cost vs. Value Report" says replacing dated cabinetry doors is your best renovation for your money. The Kitchen is always one of the biggest selling points of any home.

Take a lesson from some of the successful flippers out there....KITCHENS! At some price points you can even get by without granite...use the really nice formica and stainless steel appliances...I totally agree that the master bath being updated is a big deal...and PLEASE get rid of odors and smells as mentioned before!

Hi,

An updated kitchen with granite counters, wood cabinets & stainless steel appliances.

Updated bathrooms, especially the master bath. Make sure your bathrooms are CLEAN and don't have a funky smell or dirty towels and clothes thrown about.

Freshly painted walls inside and out.

NO "pet" smells.

Clean sparkly windows that let the sun shine in.

Curb appeal. Make sure the lawn is neatly mowed, some colorful plants, no cracked and crumbly driveway or sidewalk.
