I think the problem we have as real estate agents is that no matter what it is we feel compelled tp answer
questions giving us by a buyer or seller. If it is an insurance question, the best policy is to refer to three reliable insurance agents. unless of course are also an insurance agent.

As Realtors, we obviously get the this question a lot. The best advice I can give is to refer a trusted Insurance company in the area that is licensed to sell insurance. These people can answer all of your questions and give you an estimated cost for all your insurance needs. =)

Hello,

Most residents of Cape Coral live in a flood zone. These areas are the V-Zone and A-Zone on the Flood Zone map. X-Zones are not considered part of the Special Flood Hazard Area, but that does not mean there is no need for concern. Twenty-five percent of flooding occurs outside areas formally designated as being flood-prone.

Flood insurance is required for many property owners and is available to all properties in Cape Coral, including property in the X-Zone.

If you specified an area of Cape Coral this would be easier to estimate. Half of Cape Coral does not require flood insurance. Hurricane or wind is based on alot of factors -- mainly age of the home.

Flood insurance is determined by location of the home and value. Go to http://www.floodsmart.gov for information and estimate of prices. Home/hurricane insurance is based on home replacement value so unless you have a particular home in mind, it will be difficult to estimate. Dont worry, insurance is resonable.

Insurance for Flood is based on the area. Home Insurance depends on the age and size of home.
