I recently bought a Lennar home in New Tampa. Lennar paid the closing costs and helped me secure a 3.75% or 4.25% fixet term 30-year mortgage. I opted for 4.2% to avoid paying points. They respond to my phone calls and give me useful information to a newcomer like me. I dispute the statement from the agent who says to avoid Lennar.

We were very close to buying a home in Wesley Chapel. We are so happy that we didn't. Our house flood before we even moved in. The builder could have cared less. Thank god we got our deposit check back. There was mold growing all over the walls. Isn't that the way we all want to start out with a new home? We sure loved it!!! The very best to you all who dare to live there. There customer service is the worst!!! Hey ,if you get the chance to read this then maybe you would do the right thing and give us a call. Hey? Did you ever decide to pull up all the wet carpet on the first floor?? I mean what the heck it stayed there all week when you knew we would be there to see the house. Great Job!!!!! I wish you all the best & hope like heck that you don't have any trouble with your new homes!!!!!! One very unhappy, Customer (used to be)

That sounds way too high for insurance in Wesley Chapel. Is there a sinkhole issue with this home? I would be glad to direct you to a reputable insurance company that can shop pricing for you. Please include the address of the property. Will this be your new residence or an investment??
One more thing-Some homes, even though they are selling at rock bottom prices have a "rebuild" cost higher than the actual purchase price. The insurance company should be insuring your for that rebuild amount for you to be properly insured. $200, 000 in Wesley Chapel-must be quite a large home.

Insurance down here is priced by zip code. You need to shop the new insurance companies that have come into the state of Florida, not the old standbyes that are leaving Florida, like State Farm, Allstate, Farmers, Travelers, etc. I can give you a couple of Tampa insurance brokers who will find you the best rate. Your real estate broker should have helped you with this.

Hi,

That is high for a 200K home. I would use a insurance broker who will shop around for you for the best rates. Make sure your deductibles are higher that will bring the price down. Also any coverage on jewlery,cash,etc are a waste of money. Also make sure your replacement cost is right sometimes insurane agents will include land or inflate, that will bring your cost up. Also credit is a factor, if your credit is a little low that will cost you. Let me know if you have any other questions. Good luck in your new home.

FIRST ANSWER

You are better off buying a home in established communities like Lennar homes in Heritage Isles or Hunter Green etc. Insurance rates are a lot more reasonable in such cases
