It should not be tricky to get homeowner's insurance, but it may be challenging to sometimes find an insurance company that will write a policy. A client of mine recently purchased a home just under a mile from the water. Flood insurance was not needed but wind damage insurance was. One company would not write the policy at all and another company wrote the policy and did not require wind damage coverage. The best thing is to get a few estimates then compare them. Once you have had the policy for a year or so, check back with other companies to see if there are better premiums available.
Homeowner's Insurance should be very easy to obtain. If you cannot find information online, call numbers for national companies such as AAA or Progressive. If you are running into problems due to credit, these national agencies should be able to refer you to an agency that will suit your needs. Also ask friends, family and neighbors or coworkers for referrals.
Go to a reputable insurance carrier and they will be very happy to get you insurance. Allstate and State Farm which have been the predominating underwriters have closed off most of their new business as they are over saturated in most areas.
