I keep reading reviews and they all seem like scams, but for some reason I think I need one on my new/old home. Any thoughts from realtors or consumers on home warranties?
Thanks,
Louis
we at Prudential get to recommend First American, they have a website, FirstAm.com/warranty , i will tell you that when I do listing appointments with people the no. 1 agency that they want to use or have used in the past is First American. It is about 455.00 a year, and for appliances and air conditioners etc. there is a little more, but yes worth it !!
take care
I have had clients that have contracted with both First American and American Home Shield. American Home Shield has always provided prompt, courteous, and professional service. They have a variety of plans you can choose from and are very good to work with. You can contact them at 1-800-735-4663 to get information and to compare pricing with any other company. I hope this helps.

When we list a house we always include a First American Warranty; the seller doens't have to pay for it until closing IF a buyer requests it. As a buyer, your agent will almost certainly request the seller pay for your warranty - unless you are trying to buy a foreclosure. For the few times a seller would not pay for the warranty for our buyer, our team (the Grace & Debbie Team) has bought one. It's great peace of mind & a good investment.
Louis,
I'm with Patty & Suzanne.. First American has given my clients excellent service. I notice that you are the buyer, your Realtor should have had the seller pay for a warranty for your new/old home.

I concur with Patty - First American has proved an excellent investment for my clients as well. No home warranty company will pay the entire cost of replacing an item covered by the home warranty, but they will help offset a large portion of the cost. First American will help keep more money in your pocket when large systems like heating and air or hot water heaters need replaced.

we have had nothing but praises for the First American Home Warranty program, $445 for a base warranty with a $55 service call fee or $520 includes a $75 Buyer FIrst Class upgrade program.
Great results from my clients, they love the follow up and they actually get things fixed !
Take care
