Yes. It can absolutely affect your property price. If the eminent domain measure is passed there is a very real possibility that homes along the CalTrain corridor will see a steep decline in value. Maury raises appropriate points about the variety of buyers for property near the train; however, if homes are taken over by the government for the purposes of widening the corridor your property (should it back up to the tracks) the threat of price decline is very real.
Homes near the train might see an increase in noise or nuisance depending on how the project is developed. It is still very unclear how the development will affect the local market...I include a specific disclosure about the high speed train for properties throughout the peninsula even if they are miles from the tracks.

There will be some influence on your property value with the new high speed rail, but until the plans are finalized we will not know how much things will change. I suspect that people may be more concerned about it before it is bult than afterwards.

Hi Margarida,
The issue really depends on the buyer - of course it has to be disclosed - however I sold my personal home in Menlo Park and it was less than 400 feet from the SP tracks - yes there was noise but the the buyer wanted to be able to walk to the train station - and down town shoping so the proximity to nearby amenities was a plus to them.
It really remains to be seen what effect the trains (high speed) and current have on the local communites - as gas prices go up and the need to be green increases it could very well be a plus in the long run.

To answer your question, yes your homes value will be affected. Keep in mind that if you decide to sell your home at any point between now the high speed trains operation you must disclose that the train will be coming to any potential buyers. Good luck!

Are you selling your home? My guess is that the train will have an impact on the price depending on how far away you actually live from it.
