why would it take several weeks to find the title of acondo that is waiting for this document to go to closing?

The title search can take several days to get to the title officer, depending on how "backed up" the county and the individual searchers are. Then it takes a day or two for the title officer to literally read the search. If the buyer or seller has a common name, multiple mortgages over years, liens, judgements and discrepancies, it can take time to remedy each individual item/cloud. The title insurance underwriter then approves the request in order to provide the insurance policy. The title binder is then sent to attorneys and mortgage rep. Then the mortgage underwriter has to "clear" the file for closing.

However it generally does not take more than a week to search, read, and send out the binder, the more people being searched and the more issues to be remedied/removed, will certainly add up the time from order to closing.

FIRST ANSWER

The title is recorded in county records. A lender will require a clear chain of title, provided by a title company. Attorneys involved do this all the time as they prepare to close a transaction. Someone s not leveling with you or your question is not exactly accurate. More info is needed. Sorry.
