Threre could be several reasons why. One really good reason was just mentioned. Typically there is a lag in the 3rd party websites & also in-attentiveness of the agent perhaps. There could also be a condition where the seller/landlord would only want to work with the one agent and no buyers agents/facilitators. They may not want the whole real estate world knowing for some reason. Also the agent/broker may not be a member of the local MLS or not sharing their data on the MLS, some offices prefer to not share their listings with other offices via the MLS they may prefer to control tighter the marketing of their listings. It's not many but there are numerous ones. The bigger question would be is the seller/landlord fully aware that they're missing out on the MLS exposure.
There are many different business models out there and just as many ways to run a real estate office, only the seller can measure the success & happiness with their listing agents decisions. But your question would be the #1 question in my book also.
