A good agent will introduce you to a strong local lender who will try to qualify you for a normal mortgage loan, and if that can't happen, help you to explore alternates and help you to get into position to qualify.

1. Do you have a steady job, that can be documented?
2. Do you make enough money?
3. Do you have good credit?
If the answer to any of the above is "No", then I'd focus on doing what is necessary to turn all 3 into a "Yes". Once you do that, you should have no problem securing a loan. Hope this helps!
