why do properties in zip 89148 rent for less than in other Summerlin areas?

looking to rent in Summerlin and notice rent is lower in 89148 than say in 89144

Help the community by answering this question:


Summerlin South stretches around the mountains and borders the Rhodes Ranch/89148 area which is not technically Summerlin as others stated before me.

I would contact a Real Estate Agency in your area that deals with rental properties in your area. The rental agents are the professionals that can address your question spoecifically. We always suggest using a local expert.

zip 89148 is not in summerlin, it is spring valley.
I live in summerlin & I love it, if you want I can find you a place in summerlin.
in the south part of summerlin where spring valley starts, you can tell the border of summerlin, because along Hualapai as you turn in to summerlin ther are large concrete signs thar say summerlin

There are two reasons the further west you go, the higher the prices. Also, the number of foreclosures which effects the supply of available rentals...law of supply and demand. Properties west of Rainbow are in greater demand then homes east of Rainbow. If you need more help or answers to questions please email us. Mark's answer below is exactly why. 89148 is considered the SW part of Las Vegas but south of what is actually considered the Summerlin area. 89148 borders on Tropicana and south and you need to get up North of Flamingo to be into the Summerlin area.

89148 isn't part of Summerlin. Summerlin has higher home values in general than Rhodes Ranch (89148 area).
