why are townhome stats not tracked separately? how do I infer price ratio between a townhome and a SFH?

You can not.
Such efforts are misguided attempts to compare apples to oranges.
....to compare BMWs to BMXs.....
...to compare mattresses to hives of honeybees.

Value must be established on like kind, location, type, size and age.
Very often, the tools available to you are insufficient for the job. Sources such as Trulia and Zillow are not proper tools to you. You need access to the local Mulitiple Listing Service.

It cannot. You need to breakdown components that matters you most and identify a price that can get you what you are approved for and what your comfortable paying.

You don't. It's like comparing a Car to a Bike. The best way to determine value is with like kind, meaning same school district, location, amenities, age, stories, etc. If you can't find that on line, your trusted REALTOR can help you.

Townhomes can be tracked separately. On the MLS, we agents & brokers can separate condo's and townhouses from single family homes. To fine tune it to only townhomes, we can go into the type of residence and separate it there, or into the features section of our search and put two levels or townhouse style. Not to get too technical but most townhouses are actually condos (where you only own the air space within the walls). An actual townhouse by real estate terms includes the land it's on.
Most of us refer to the two story condos as townhouses.

Just one month one type of housing is harder to get (SOLD/LISTED) does not mean
next or last month was the same.
