Victoria,

I happen to be one of the listing agents on some of the homes on Ridge Dr and Ridge Rd in Yonkers....and I've lived on Ridge Drive for 28 years. Ridge Drive is 3 blocks long and Ridge Road is only 2 blocks long and, strangely enough, they are several blocks from each other. So I know most of the people on both streets and, as another Realtor said, it's probably coincidence and people move for different reasons. And she's right...several families are downsizing, one is retiring, another the children are selling a parents' home....all different but good reasons to sell a home. Some have been on the market a while and others are new listings and the houses are also quite different from each other in size, style and age. There is nothing negative happening in Park Hill. As a matter of fact, you can go to out neighborhood website at http://www.parkhillyonkers.com to see what an active, vibrant community it is. The Park Hill Residents' Assn sponsors many neighborhood events (next on is our annual Christmas Tree Lighting on Rumsey Rd the first week of Dec) and the Park Hill Racquet Club also has many events http://(www.ParkHillRacquetClub.com). If you have any questions about Park Hill or any homes in the neighborhood, feel free to contact me at 914-262-8836 or at Jane.McAfee@RandRealty.com.

The reason why I asked was to see if anyone knew of any building plans or neighborhood problems that were causing home owners to sell in this area. I understand that there are many factors involved in putting a house on the market.

Dear Victoria,
My Colleague Amy Singer is right on the point, is properly coincidence,
Price, location, style, are some factors for a buyer, not so much for a Seller
Over all, people always have different reasons, or motivation...
just be sure to have a realtor helping you out on your search

Hi Victoria,
That's an interesting question that buyers often ask about a neighborhood or street when there are several homes on the market. Usually, it is purely coincidental and timing. Don't make an assumption that there is something wrong with an area simply because there are several homes for sale. That same area may have nothing for sale a year from now.
