why are the listings in Charlestown meadows community so overpriced?

Thanks for the prompt response Judy/Andrew. While these homes are well within our budget, we are struggling to identify logical reasons for homes in this community to be listed at significantly higher prices than other communities in Malvern or nearby areas.

Hi Sd1234. As Andrew indicated below, the term "overpriced" is truly subjective. The final sales prices of homes in Charlestown Meadows are fair market value of those homes (that is, the price that a buyer is willing to pay and a seller is willing to sell).

There certainly ARE townhomes in Chester & Montgomery Counties that are available at a lower asking price than the townhomes in Charlestown Meadows. Age of the townhome, amenities, location, etc. all play a factor in price.

If you'd like, I would be happy to search the MLS for ALL available townhomes that meet your criteria (price, number of bedrooms, baths, square footage, location, etc.) and email them to you. Feel free to call me at (610) 324-5240 to discuss your needs.

FIRST ANSWER

They actually are priced according to what buyers are willing to pay. There have been 6 homes in the development that have sold in the last 10 months. They were sold between 430,000 and 515,000 and one just went under contract at 549,000. So these townhomes might be more than you are looking to spend for a townhouse but they aren't overpriced necessarily, as buyers are willing to pay these prices for the homes as evidenced by recent sales.
