who pays the agent when you buy a home not listed through a agency?

Is the home For Sale by Owner? In most instances seller pays the buyers agent. Have your Realtor discuss the terms and etc. However never purchase a home unless you have an agent representing you.

Angie,

Fees for professional services are negotiable and arranged for by the agent. In the event of a FSBO, the agent should have made arrangements to cover this with the owner prior to showing the property. Generally, it is the seller that pays the agent's commission.

If the agent initiated the visit, he or she will have already discussed it with the owner, and may have had the owner sign a commission agreement. Some buyers, when they have been working with an agent, and they find a house offered by the owner, will choose to pay the agent's commission themselves. Real Estate is an all or nothing business, if the agent does not close the deal, he or she will make nothing out of all the hours of research, appointments, and visits.

FIRST ANSWER

Depends on how it is negioated. The buyers agent can ask the seller to pay or the buyer can pay. Either way it will be reflected in the sales price of the home. So I would ask the seller to pay and let them know that your agent can handle the whole deal which makes it a lot easier for them.
