While there are many areas in Tracy that have Mello Roos, there are some areas with exception of special taxes, and bonds that do not have Mello Roos, if you are interested in a particular area or a subdivision contact me and I check for you. Good luck,

Thank you for your question. Mello Ross is existing in almost all newer areas of Tracy, with a few exeptions: I know that homes built by Shea Homes in 2002 and after, are paid off by the builder. Those homes are located on the left side of S Tracy Blvd., near the ACE Train Station. An other area is of off Corral Hollow, across of Fieldview, is Mello Ross free. Mello Ross started in '87. So all the homes built before that time are also free of Mello Ross. I hope this answered your question.
