Help the community by answering this question:

Dear J:

You did not mention purchase cost just low HOA fees. Most luxury places have high HOA fees. For low cost, low HOA fees, own your own land, active adult activities in club house with a pool, try Mesa East in Mesa, Arizona. This is a manufactured home community with wide paved streets, many winter visitors as well as permanent residents.

For detached homes, the Sun City communities in Sun City and Sun City West have been popular for a long time, golf and no golf.

Trilogy by Shea homes, Sun Lakes are two higher end retirement communities. Plenty of activities and classes for retirees. Not all are golf related. However there are golf courses. Golf courses are everywhere in Arizona.

Call me with any questions.

I would direct you to a Del Webb community at Sunflower in Marana AZ. They do not have a golf course but a beautiful pool and clubhouse. A small active adult community easy access to shopping ,medical care and on and off I-10 minutes to downtown Tucson.
Please go to my website where you will find a link to Sunflower check it out and give me a call. I will be happy to share more about this very nice community.
Thanks for asking. Hope to hear from you.

It's Arizona, so there should be a lot of good retirement communities you can look at. Why don't you want a golf course, because they usually have a lot of other cool stuff if they have a golf course. If that's what you really want you should be able to find a place pretty easy. http://www.evergreenlifecare.org.au

It all depends on personal preference as to which retirement community without a golf course is considered the best; however, I've compiled a list of retirement communities without golf courses in the Valley, including Subdivision name, location, and approximate HOA fees.

Ventana Lakes - Peoria, AZ - $219/mo.
Sun City, AZ - $450/yr.
Arizona Traditions - Surprise, AZ - $113/mo.
Ahwatukee - East Phoenix, AZ - $156/yr.
Leisure World - Mesa, AZ - $186/mo.
Sunland Springs - Mesa, AZ - $625/yr.

Exactly. Thanks for the list! Everyone is looking for something different in a retirement village. Some people consider golf courses, and some people consider prices. It's important to go and check out the retirement village in person before buying anything.

If you would like to avoid paying for golf and capital preservation fees, you may want to consider condo complexes that are not designated as Retirement communities, but have features that you enjoy - close proximity to park, quiet, close to hospitals, shopping etc. Please email me or call to discuss where such places may be and how to search for them.

Congratulations on your decision to move to AZ! You will love it - there is an incredible variety of homes.

Well there are golf courses all over the Phoenix area so it will be very challenging to find a community that doesn't have a golf course or one nearby! There are some parts of Sun City that have very low or no HOA fees and there are many areas that are not situated right on the golf course.
