Unfortunately sometimes sites like this one as well as competitors have information from so many sources the data isn't always 100% accurate.
I would use an IDX search linked to an agent's website which is updated every day with direct information from the MLS.

I would advise that you look at all properties in your price range that fit your criteria.
There are other good deals available aside from short sales, including foreclosures and even
regular sellers who wish to sell there properties.

The most efficient action to take is to call a real estate professional in the area in which you which to buyer. They will be able to review your goals and get on the right list of properties and get you well positioned to acquire property.

Because we, as realtors, can't fix this problem (which is pretty frustrating for us as well), the cure for this issue is to contact a realtor who works in the price range that you want to buy in, and in your area. There is a tool on Trulia - Find a Pro - so call a few agents and see if they know your market and if they work 40K price range.
