If you would like recent sales prices for the Lake of the Ozarks area, I'll be happy to provide them if you'll let me know what types of homes (lakefront or town) you're interested in. Since lakefront property is so much higher per square foot, it's important to compare apples to apples.
county tax records will record the sales prices, but they often don't show what caused them, for that you need a realtors help. The realtor can find out through the MLS records if the home was being advertised as a short sale, foreclosure, etc. They can look for comments that indicate that the seller was extremely motivated, that a contract had fallen apart, that days on market were extremely high before a contract was finally accepted and got to closing, etc The MLS reports sometimes (depending on area) can also indicate if the seller gave the buyer any concessions (paid closing costs, etc).
FSBO sales prices, transfers between family members and similar transactions wont' be in the MLS databases, but the regular sales will be
In our area (Cape Cod), the records of the registry of deeds are accessible to the public on the internet. Check your local registry. In addition, each town in our area has a town assessor's office from which one can request sales information. I have also found Zillow to have reports on recent sales by zip code, but the information can sometimes be lagging by months. The quickest and easiest way to get the reports you seek is to ask your Buyer's Agent to run the report from the MLS.
You can always try Zillow, but they may be a little behind, time wise. Your local property appraiser website, or the clerk of the court website should be the most current place to locate that information. Depending on the systems they use, you may be able to do a search by zip, or simply by address, to get more specific information. Good luck!
