when you know the average price per sq ft. and the price asking is a lot higher, how do you ask the fair price

Using a buyers agent in a transaction is the first step to being able to negotiate a fair value for the property of your choice. Your agent should be able to pull up comprable sales in the target area to substantiate your offer. Your buyers representative should also present the offer to the sellers and the sellers agent in person. Sometimes this is not possible due to sellers being out of town, a third party or bank ownership, etc. Many agents today have forgotten how to represent their buyer clients.

There are still some sellers out there that need or demand more than their home is actually worth in todays market. Those homes will not transfer to new ownership till that seller becomes realistic. But, with the right buyers representative you will know where to start and where to walk away as a sales price.

Ellen ur Realtor should write up an offer.Sounds like you dont have a Realtor,so you might consult with one,before moving forward.Good Luck

Look at recently sold similar properties in the immediate area, factor in repairs--extensive or cosmetic--review the data and make a determination as to a fair price--one can assume based on your question you did that already, therefore what is your agent suggesting, he/she will best advise you---if you don't have an agent consider the services before making any offer.

An average price for a home just provides an estimate to base a buying decision on. If you work with a local Realtor they will be able to show you comparable homes based on their experience of walking through these homes and knowing that they are fair comps.
