when closing on a property are there any fees or cost that can be added into the loan amount?

Technically the answers below are correct; however, as the price of homes is rising faster than appraisals, practically speaking this is probably not something that one can do in this market unless you are lucky enough to find a home that will qualify.

In our area we can add a concession(up to 6%) to the purchase amount but the property must appraise for the combined amount. Best of Luck

Depends on what company is doing the loan. The answer is Yes but only certain banks will do it that way. Also your appraisal has to come in higher than the present valuation for the closing costs to be rolled into the home loan.
