when both parties agree w/ terms how can buyer back out after home inspection with no details of out come?

Much will depend on the contract, therefore review the document as the answer can be found in it; do you have an agent, if so, what is he/she suggesting; if not, you may wish to consult with an attorney who specializes in real estate.

Cheryl it depends on how the home insopection contingincy was written. Usually the buyer provides proof of a failed inspection by including the page that read about what failed and why. Your listing agent should be able to guide you through this with ease.

in a standard PAR agreement if the buyer elects to has inspections then they can back out after having the inspections done....without any explaination

Everything is based upon the language in your contract, review your agreement with your agent and or a Real Estate attorney to determine your rights, If you and the buyer disagree on what should be happening, hopefully your contract is subject to arbitration. You may need to seek a legal course of action if default has happened. Once again seek the advice of your Realtor , their broker, or a Real Estate attorney.
