Sometimes sellers insist on a list price as to what they think their home is worth, and sometimes agents tell them what they want to hear to get the listing. But who knows? The actual comps would tell the story.
It seems to me as if you are trying to do your due diligence and collect information on listing -vs-sales price, but you have to factor in the home owner list price / agent get your listing price / and the what it actually should list for price.

10 Grace was originally listed for 525,000 on 9/21/08 and was reduced in Dec of 08 to 450,000.
A contract was written in Dec after the reduction ...It closed in 2/09 for 445,000....

Hi Lesley, original list price was $525,000 fro 10 Grace Rd in East Brunswick. The price that drew the accepted contract was $450,000 - the property sold for $445,000, very close to its then asking price. It was on the market 90 days. Listed on 9/21/08, it went under contract on 12/20/08 and closed on in mid Jan 2009.
This demonstrates what I see time and again across markets and price points. When a home hits its proper strike price - as deemed by the buying public - it sells within a 1-5% band of that price. This home performed in just that way. This plays out no matter if the strike price is achieved "right out of the gate" or after several price adjustments. My argument to sellers on pricing is that they will do better, not worse, if they price correctly from the get-go.
Largely as a result of the amount of available info online, the consumer is an educated lot these days, recognizing when a home is priced right or not. Pricing too high at the start can lead to a precarious catch up journey for the seller that inevitably results in less proceeds from the sale rather than more.
