When you sell a home based on a Warranty Deed, the owners will convey all the permanently attached structures that are found on the property such as the house (obviously), garage, barn, outbuildings, sidewalks, in ground pools, sprinkler systems etc. Depending on your state, real property can include mineral rights as well.

Within the home it is generally accepted that all mechanical systems such as the furnace and/or HVAC systems are included as are all attached floor coverings. Purchase agreements require sellers to disclose what else is included or excluded such as appliances, window treatments, window AC units etc. Most homes are not sold furnished.
