what to pay at this housing market?

The housing market seems going down continually. The list prices of neighboring houses from 2008 and 2007 may not be good references. What is a fair price for buying a 3 BR and 2 car garage townhouse in Huntington Chase?

A fair price for a 3 bedroom deerbrook model in Huntington Chase may be in the range of from $260,000 to $290,000 depending on the location, condition, updates and view.
Have you considered looking at some of the great deals in Roselle or Schaumburg?

You are right that past list prices are not a good point of reference. Huntington Chase has lots to choose from in what you want. Since townhomes are generic from the outside you really need to see the insides of a couple in order to find a starting point. If you hook up with a realtor you like, finding a value point should be no problem. I would use your concern of falling prices as a positive in your negotiating. I am sure you should be able to find a motivated seller in the complex. Based on what I am seeing in the recent economic numbers we are probably closer to bottom at this point.

I would only use sales that happened in the last 6 months for market value. This is a tough question that has many answers which were already stated. Are you looking to sell or buy? Elk Grove's average sales price is around 4% off the listing price. That's a nice area that's popular and would be a good townhome choice.

It would depend on several factors. What condition is the home in? What location does it have in the subdivision? Does it back to the expressway, Biesterfield or Rohlwing Road? What is the motivation of the seller?

What is the location?
Does it back to the hiway?
What condition is it in?
Has your agent given you a careful analysis yet?
