Try Cordova area on some 0 lot lines, might find some foreclosures in there. Also if you don't have to be in Memphis, Desoto County is your best bet. My husband and I own a rental home in Horn Lake and we would consider selling it. We're moving to Singapore and are considering selling. If not, we're going to have to hire a property mgmt company. Right now we're renting it out for 860 ( includes water bill ) The property is worth approx 85k The renters we have in there now are awesome ! Been there 2 years and they have put in cermanic tile on their own, never ever been a day late on rent , they maintain the home very well and the yard. Email me if you're interested in talking @ Sassyredheademtp@aol.com

Right now I could show you 8 possibilities just outside of Germantown, in the 38125 zip code. Many of which have a suggested price of about $150,000. these are in the Memphis city limits, but the return on investment could be fantastic. If I can be of any additional assistance, pleace let me know at NealMasters1@aol.com

Damien,

I'm having the best luck finding properties for my clients in the under $100K range in Colonial Acres as noted by Joe, and Cordova, especially in the 0-lot line communites. Best of Luck; let me know if we can assist. Michelle & Rick
