I live in the Sandestin area and to go further I was born and raised here in Destin. Sandestin is a resort and its a big destination. Being from here I know the people that have moved here from other states and made Sandestin there perminate residence or second home. And those people don't move out of Sandestin they trade up and stay in Sandestin. People love destin and people love visiting Sandestin and staying on property. Sandestin is an all enclusive resort so once you arrive you really never have to get in your car, everything is right on property even the grocery store. You can rent a golf cart by the day or for the week. Now to answer your question more specificly Yes it is definatly a GREAT time to buy, there are super buys all over not just in Sandestin and like another agent said. there are more sellers willing to negotiate now more than ever. And yes there are a lot of short sales, but I hate them and at the end of the day most of the time they dont even end up as the best buy. Im a numbers person and localy we are at the bottom if you look at the stats they show that we are up almost 8% from a year ago in transactions so thats telling us properties are priced right and sellers are taking offers. Now that is just local not state wide, every market is local. Good luck with your search.

Sandestin has some very solid opportunities right now. It still has some areas / communities that might decrease in price and a few like Burnt Pine that are starting to move again.

For the most part it is a big time buyers market all around Sandestin. Sandestin is a world class resort so to a certain degree they are insulated some from falling real estate prices. The right agent can find you the best deal / short sales etc.

Hi Gary,

I actually live in Sandestin - been here for over 8 years now. I honestly believe now is a great time to buy here. We have a lot of qualified people looking and the only thing slowing them down is the constant "doom and gloom" news in the media. Two houses in my neighborhood are for sale and both are listed for less than my house appraised for last year. Brand new condos at Luau (a few hundred yards from the beach) are selling for less than $400 per square foot now. I spend a lot of time at Ariel Dunes, just a mile from Sandestin. We have been busy - the buyers are getting some fantastic deals on brand new condos that are only 190 yards from the beach. Right now there are two 2 bedroom condos with fantastic views priced just under $340,000.

Well hello PA--I am from PA (Allentown area) and State College, and am an agent covering Destin, Sandestin, Niceville, and Fort Walton Beach. There are good buys to be had, and property is moving--business has picked up considerably this summer from last year. Hi Gary,

It's a good time to buy any where in Florida. Many people are asking when will we hit the bottom? It is fair to say, we are close enough to be able to negotiate, the right opportunity, to where you serious buyers could feel comfortable with their purchase.

The thing about real estate corrections is we won't know we are on the way back until it's too late to take advantage of the best opportunities. At this point the "best opportunities" can be created by identifying the right home, finding the truly motivated seller, and negotiating your best deal.
