what neighborhoods in savannah are good for rentals?

I'd like to purchase an affordable property to rent out in Savannah. What neighborhoods are safe & have a steady stream of renters? I'm looking to spend about $100K. What size home are in most demand for renters? (2 bedrooms, 2 baths?) Also, what is the going rental rate? Any neighborhood advise would be appreciated!

There are many neighborhoods in Savannah with high renter potential. Downtown is always good because of Savannah College of Art & Design students. But these kids live all over town - on the islands too! There are also some great neighborhoods surrounding downtown that are starting to "turn around" - there are still properties available in these areas in your price range that would need updating, but still highly rentable. Rule of thumb for SCAD rentals is about $500-$600 per bedroom. For resale I'd find property with at least 1.5 baths - one bathroom can make it tough when it comes to reselling down the road.
