what is the selling price for 1-2 bed condos in the UTC area? Are rental returns decent?

Hi James: I just checking the MLS for active listings in UTC 1-2 bedrooms. There are 73 active listings. The average price is $342,213. The average listed price per sq ft is $367 and units have been on the market an average of 90 days. They go from a low of $178,000 to a high of $665,000. Rents have been and continue to be strong in that area. Condition of the unit, amenities and location play always are an important part of the rent. You can search on my website for more details. For the last 90 days the average selling price for a 1 bedroom condo in UTC is selling for approx. $220k with the average days on the market being 52 and the average SF is 635. For a 2 bedroom condo (excluding the 55+ complex) 2 bath approx. 1000 sf the average selling price is $357k with 61 days on the market. I can provide you a with a more in depth market analysis for your specific property, just give me a call. I am a local to your market place; I have lived in Clairemont for the past 20 years. The rate of return on your rent would be determined by many factors. Since I have no idea as to what your monthly costs are for the property, that question can not be answered. If you want to see what going rents for the UTC condo market, I would suggest 1st looking on Craigslist for a similar type property (BR/BA/SF/PKG etc...) Since UTC is loaded with apartment complexes, I would then check apartments.com for rental rates for like apartments. Hope this helps, If not, I am only a phone call away.
