Hi,
If you have the funds I would put down at least 20% of the loan amount to avoid paying PMI.
Also go to your local Rural Developement agency, they have 1st time homebuyer programs
with no money down if you qualify. Or go to several local banks and check around and compare loans.

Much will depend on the type of loan; FHA loans require a minimum of 3.5% down; however for a personalized answer do visit with any licensed loan officer.

It depends on the type of loan that you are getting, the way the home is being sold and if you are participating in any special programs for buyers. Please contact a good reputable, LOCAL, Mortgage lender to determine the answer to your question
