Dear Cherry:

In most parts of the USA a "duplex" would refer to a two family house. Here in Brooklyn it most commonly refers to a one family home where the bedrooms are on a separate floor, usually above the living room, dining room and kitchen. A "duplex apartment can also exist in a multi-family house or a condo.

FIRST ANSWER

A duplex is one-half of a two-family house, typically consisting of a first and second floor, sometimes with basement and attic. Similar to a condo, duplexes can be sold separately from the entire structure.
