Hi Grace: As you may know, averages mean little to begin with and certainly not over a whole township. The unincorporated little village of Cranbury itself (part of the larger, incorporated township) has many homes of many sizes and styles and therefore, prices. What you really need to do is establish a working relationship with a realtor who knows the area and can understand your needs and desires. That way, you'll find the home that best suits both your personality and pocket book.

The average sale price is between $670,000 - $680,000. In the past few month there have been 5 closed sales in Shadow Oaks. Lowest sale price of a home was $625,000 was and the highest was $756,500. There were three other sales in that location that sold for the following amounts: $649,900 $680,000 and $685,000. All homes were 4 bed, 2 1/2 baths. Lot sizes varried between one-half acre to 1.5 acres.
