Hi Olivya, I wish I could give you a clear cut number, but this is not how it works .... Each home is different, location is different, lot size is different, and although the homes may all have 4 bedrooms and 2 1/2 baths, they may have a 2 or 3 car garage, be on a larger lot, or a lot on a cul de sac, or even golf course, the age of the home the upgrades and updates and yes then there are new constructions as well.

I just pulled just active, i.e. available properties with your small a.m. specifications and only in Lake County and the asking prices range from 350 K to 732,990 $ so this spread alone tells the story...

So for you as the buyer, you need to look at your finances at this time and your needs....
In other words what is your current available down payment, how much will the lender let your borrow, with that you will reach a potential purchase price, then you want to look what your monthly payments and expenses would be and you can then determine what you would be most comfortable with!!!

Once you have set your preferred price range, then you add to that your needs, do you need 4 bedrooms and I am assuming you do, and 2 1/2 baths, but do you want a large kitchen, do you prefer a home with a
nice family room/great room on the first floor, would you prefer a home with a basement (unfinished or finished etc. etc.) And you also want to look at the taxes which also vary of course!

If you need certain schools you should make sure that the agent assisting you as your Buyers Agent will know that from the start and compare only homes in your needed school districts or particular high school etc.

Great Room, huge kitchen, almost 1/2 acre on Golf Course) And there are many others I could e-mail you for your perusal and then show you the ones you are most interested in.

Hi Olivya,

There is a big difference in the price of 4br/2.1ba homes in Buffalo Grove mainly because of the high schools.
In the last 3mos sold homes range from 193,000-752,000. The lower end being Buffalo Grove HS and the higher end being in Stevenson HS. Which high school are you interested in, because you'll get a much truer avg when looking in one high school area or the other.

My numbers vary a little but are still really close to those stated below.
In the past 6 months for homes in Buffalo Grove with 4BR and 2.1BA
46 Sold - Average 374,255 with 70 days on the market
60 active - average 462,318 with 164 days on the market
14 under contract - average 428,935 with 183 days on the market

I live in Buffalo Grove and a little bit more info is that there are 75 homes currently listed in Lake County of Buffalo Grove that are 4 BR, 2.5 BA.. They do vary in price based on subdivision and age. There are also 4 new construction subdivisions where you can build a 4 BR, 2.5 BA with a 3 car garage and full basement ranging from $485,000 to $750,000.

Here is a bit more information for you that might help you. This information is for Lake County, Buffalo Grove Area in the past 6 months:

Average Selling Price $440 some foreclosures have brought this average down a bit, but they seem to be selling in the low $400's (with a basement)

AVG MT SOLD HOMES 95 DAYS
AVG MT ACTIVE HOMES 185 DAYS
AVE MT UNDER CONTRACT 179 DAYS
