what is the average gas and electric bill for a 4000 square foot home?

If you are living in Greater Houston you may go online at http://www.snipp-snap-sold.com and click on the button connect utilities and it will take you to a site that gives you the price per kilowatt hours and select the least expensive and one that does not require a contract if possible. This way they can not change the rate on you in few months (watch the fine print tip). Many states have deregulated their utilities. Call your present utility company and ask if there are other providers in your area. This will sure start a dialogue or you could call a Realtor at one of your local Century 21 offices and ask them the question. They are always ready to assist. If you do not know how to locate a Century 21 near you go to century21.com and search for offices in your area.

That depends...what part of the country you are in, is the furnace gas or heat pump (electric)?
Your best options is to call your local gas company and ask for averages in the neighborhood your are looking in.
