Dear Kathy,

I always find it helpful to inquire with the homeowner about who is currently their insurance company and what they are paying for flood insurance. If that does not give you the answer you were looking for than I would suggest shopping around as other agents here have mentioned. I made several calls when buying my home in Pine Beach (near water) and it paid off to compare prices! The savings were so significant!

The one thing you will need, to be able to try and get the lowest rate, will be an elevation certificate. with that, your insurer and you will be able to calculate the risk better.

FIRST ANSWER

I would recommend checking with your auto insurance company. A company like State Farm or All State can provide you with a precise number for the area. If the home is in a development which has a HOA, then you will need to check with the association to find out how much the monthly charges are. For flood insurance you may need to go outside your typical insurance carrier - CHECK HERE
