HI Alba,
It is good to see you are one of the intelligent people who checks the tax rate prior to purchasing a home.
Tax rates or should I say Mello Roos change from home to home on many of the newer homes throughout Menifee and our neighboring towns. It may be difficult to find homes built after 2001 that do not have high assessments and mello roos, however they are out there. The best way to find out the mello roos special assessments is to call the riverside county tax assessors office and ask based on the property address. You can also go online to

That answer will change depending on the tract the property is located in. Each property selling for $245,000 will have the same base tax. They will then have additional taxes for water, schools, Valleywide Parks and Recreation, etc. These fees can be different depending on year built and the agreement the developer had with the city and county. The best thing to do when interested in a property is to pull the taxes. There are several sites to use but I use: https://taxpayments.co.riverside.ca.us/Search.aspx

Mello Roos is not based upon sales price...it varies from neighborhood to neighborhood.

Mello Roos is not based on the sales price of the house it is a tax that covers the entire neighborhood

Dan hit it right on the money, every subdivision is different. Use the county tax website like Dan provided. If you are confused on how to read it give me a ring and I will go over it with you.

Your normal taxes average 1.1/1.3% of the purchase price. Mello Roos and Special Assesments can take your tax rate to 1.9/2.3% of the purchase price. Keep in mind taxes vary from each community. If and when you decide to purchase a home, this information will be disclosed.
