Buyer,
A warranty deed is not normally used in California. Here we typically use a grant or quitclaim deed (same effect) to transfer interest/title in a property. Many REO banks are not located in California and mention using the warranty deed. At Chicago Title here in San Diego, we will issue title with a warranty deed, though many bank addendums, say they will use the deed customary to the location.
