Cindy, this can vary greatly both in quality of builder and also area of the Cape. I have seen it range between $175 to $400, so an average may not give you a true picture depending on what you are looking to build.

The most cost effective way to build a new home on Cape Cod is with a systems built home. An average home, including design and permitting , with cedar siding, basic landscaping, hardwood floors, carpeted bedrooms, tile floors and granite counter tops will cost any where between $180 - $220/sf with a systems built home. All plans are fully custom and can be delivered to the site within 6 weeks of order and are weather tight in 1 day! I say $265/sf plus land, but upwards from depending on quality of kitchen and appliances

Hi Cindy,
I would use $200 pr sq ft as an average, however, this ultimately depends on the finishes, appliances and quality of products used. Including a garage, landscaping, etc. can increase the cost significantly. I just build my own home, on Cape Cod, not long ago and would be happy to share my story and offer any guidance if you would like to further discuss.

What if you have the land? Is $200 still good or does that include the land.
