I've seen a wide range of "TLC" needed when a house has that in remarks. However, one thing is certain, the house will need work! And usually more than some easy cosmetics.

Homes marked as needing some TLC are also priced under market and can be a great value. It just depends on how much work you are willing to do.

Remember, there are many degrees of TLC... I have seen some homes that need a little and some that need a LOT! Shop wisely!

Mariela, with so few spaces for describing a property in the Multiple Listing Service (MLS), TLC is just a way for the agents to abbreviate Tender Loving Care, meaning the house needs some work. That work can be cosmetic or structural. If the last owner didn't love the house (meaning care for it as if they loved it), then the next owner must realize that they will have to take on the task of bringing the house back to former glory and beyond.

Abbreviations in the MLS are confusing and really should be avoided. But, there is no 'condition' button in our system, to rate the house on how move-in ready it might be. Only opening the door for a showing can really let a buyer check to see if they might be up to the challenge ahead if they buy that home. If that's not enough, we have experts who can come in and quote necessary repairs, so a decision can be made.

A very nice way of saying it needs work. The problem with this is that most of the time it is some vague way of putting it when we would rather know exactly what you think it actually needs. However, since some of this stuff if so subjective it makes it difficult to specify sometimes. Clear as mud right?

TLC is an acronym for tender lovng care. Which usually means the home needs some work.

Tender Loving Care.... usually that is a nice way to say the property needs help. TLC means lots of different things to lots of different people. In my experience it can mean anything from needing cleanup to major rennovations.

Mariela, yes to agree with Dan---means the property is in need of some repairs. I would suggest you schedule an appointment and view the property in question to determine the level of repairs.
