what if your realtor lead you to believe that the house was inpected and later you found out that it was not, is she liable?

Althoug I do not have the facts, a Realtor as per the Code of Ethics, must be honest in their dealing with the public. Therefore she may be in violation of the code. However, she has no right to show you the report as unless the purchaser of the inspection gave permission to hand it out. The liabilty comes in if there was was anything to be liable for and why did you not request a copy of it. It is encumbant upon a purchaser to get their own inspeection done and not rely on another inspection.In the same vein, however, if there were items that were discovered and verified by an expert that was required to be disclosed, those items then should have been disclosed when you were introduced to the property.

You have the right to include an inspection and you should definitely do one - even if a home is offered "as is". If you opted not to do so, then you are taking on additional risk. To discuss whether you have legal claim against anyone, you need to talk to an attorney.

You have asked several questions or pieces of questions in numerous posts. If you can explain it all in one question, we would have a better understanding of what you are asking and what happened.

If your speaking of a home inspection, you, as the buyer, would have been responsible for getting a home inspection and the costs incurred with same. You would have directly had to contact a home inspector and pay them directly.
