Unfortunately, in this market, you never know what a seller is willing to take and there is only one way to find out.
A buyer who has been pre-approved with no contingencies is certainly going to be able to acquire the best deal. So my advice is to talk with your lender first and get pre-approved, and then make an offer!

Did you see the home already? If so your agent can provide you with recent sales so you can make an informed decision. Making an offer is the only way to discover the sellers' position and willingness to negotiate so go for it once you have all your facts in place.

why do the people think they can buy 777 for 920K then sell it the nxt yr for 1.5??? sounds crazy in this downturn in the market. Do u think just making a low offer is insulting or worth a shot?

I am also not finding a property at "736" Bowman. My office did list and sell the home at 777 Bowman. That property did sell for $920,000 on 7/31/2007.
Currently there are two homes for sale, 765 Bowman for $1,295,000 and 777 Bowman for $1,495,000. If you need any further details, please don't hesitate to contact me.

Do you mean 756? According to the tax records, there are 10 homes on that street but I am not seeing #736.
There are 2 active listings right now: #760 and #765.
